RESEARCH ON SOME AFFECTING FACTORS TO THE LAND FRICE IN HOANG VAN THU WARD, THAI NGUYEN CITY IN 2018

Abstract

Hoang Van Thu Ward is a center of Thai Nguyen city, is the center economic, cultural, social, science of Thai Nguyen City and Thai Nguyen province. Economic development of  Hoang Van Thu Ward has affected to land prices of the city in recent years. Reseach on some affecting factors to land price in Hoang Van Thu Ward, Thai Nguyen city in 2013 gave important implications for land management and transparency as a basis for the real estate market. There are five groups of affecting factors to the land price is selected for study: Position, infrastructure, profitability, land characteristics and other factors. The study also found that position factor was the biggest factor impact to the land price. This study also proposed some solution to improve the efficiency of land price valuation in Hoang Van Thu Ward, Thai Nguyen city and an useful method for other areas.
