STUDY OF SOME FACTORS AFFECTING ON THE URBAN LAND PRICE IN THE SONG CONG CITY, THAI NGUYEN PROVINCE IN THE YEAR 2017

Abstract

Song Cong city  is the southern industrial center of Thai Nguyen province;  It is a place where favorable conditions for socio-economic development. As a result of the urban development process, the city's residential land prices have experienced significant fluctuations. The study of factors affecting land prices here is important for land valuation and management. The results show that the price  of  market  is  differenced  compared to the price of the State repeatedly. This difference is due to many factors. Based on the actual research, the authors identified three groups (group general factors, group factors of land use information, the legal elements) of factors that influence the price of land.  Research results also suggest multidimensional solutions to improve land management and valuation in the area of Song Cong city
