ASSESSMENT OF THE SITUATION AND SOME FACTORS AFFECTING THE COMPENSATION, GROUND CLEARANCE IN SOME PROJECTS IN THAI NGUYEN CITY

Abstract

The purpose of this study is to evaluate the results of the compensation and site clearance work of two projects in Thai Nguyen city, combined with the results of the survey of 150 people, 30 officials belong to the project implementation team to find out the remaining sides, the factors affecting the progress of site clearance. Research results showed that only 15.38% of households receiving compensation for  land are satisfied with the compensation price being residential land, for garden land. People also have a very low satisfaction level of only 22.72-27.02%, the rate of people underemployed and without jobs before land acquisition in the two projects is only from 30-36%, after land acquisition increases to 46-48%. Research results have identified a number of factors affecting compensation and site clearance in two projects, in which the compensation price has the greatest influence; Next is the origin of the land and the investor. Advocacy and other factors have little influence on the progress of the project. Therefore, it is necessary to calculate the compensation price for residential land and garden land close to the market price, and arrange labor for underemployed households for households who have lost agricultural land. Upgrade information system, cadastral database to reduce time and complicated procedures when determining land origin.
