EVALUATION OF THE EFFICIENCY OF PLANNING AND USE PLANNING ON THE AREA OF PHO YEN TOWN, THAI NGUYEN PROVINCE

Land management in Pho Yen town, Thai Nguyen province initially had many positive changes, but there were still many shortcomings. By the collection of secondary data, the selection of research sites, the selection of primary survey subjects and the sample, summarizing and processing data, this study aimed to evaluate the effectiveness of land use planning to contribute to the socio-economic development of Pho Yen town. The results showed that the locality has paid attention to the planning of reducing agricultural land area and increasing non-agricultural land aims to ensure local development goals towards urbanization. However, the planning options are not feasible with actual local conditions. In 3 different study areas, the impact level is different. On that basis, it is pointed out that the planning and land use planning have an impact on all 6 aspects of socio-economic development, including the most powerful impact on the real estate market, the level of development infrastructure and attract investment capital for localities. It is necessary to continue evaluating the remaining land management work to make general conclusions applicable to other localities with similar conditions.
